The project study area is approx­i­mately 178 acres, and is bound by Katella Avenue to the north side, the 57 Freeway to the east, Orangewood Avenue to the south and State College Boulevard to the west. The Angels Stadium site encompasses approx­i­mately 152 Acres. In addition, the project study area also includes all other parcels located within the boundaries described above. Possible relationships to the larger extent of the Platinum Triangle area, as well as the relationship of the study area with the future inter-modal facility, the Anaheim Pond and the Santa Ana River are also included in the study. Located in a prominently visible location on the site, the new stadium building physically connects the existing baseball stadium and surrounding mixed-use development with the existing railway and the future inter-modal transportation facility. This arrangement becomes the iconic core of a new downtown area for the City of Anaheim. As generators of activity, both sports venues war­rant the location of numerous retail offerings around the stadiums. More importantly, these retail venues act as the central commercial core of the new downtown. Other components of the development are residential units, flexible and multi-use loft space, hotel functions and offices. All these offering benefit from the combined advantages of good access by car, rail and bus, as well as being part of a dynamic downtown location.
